How to Flush Your Water Heater Annually

Sediment naturally accumulates at the bottom of tank water heaters over time — especially in areas with hard water like the Twin Cities. Annual flushing removes that buildup, improves efficiency, and extends the life of your unit.

Turn Off the Heater

For gas units, turn the thermostat dial to the "Pilot" setting. For electric units, shut off the breaker at your electrical panel. Never flush a water heater that's actively heating — you risk thermal shock to the tank.

Connect a Garden Hose to the Drain Valve

Locate the drain valve near the bottom of the tank and attach a standard garden hose. Run the other end to a floor drain, utility sink, or outside — the water will be hot and may contain sediment, so be careful where you direct it.

Tip: If your drain valve is old or corroded, have a plumber replace it — they're inexpensive and prone to weeping once disturbed.

Open a Hot Water Faucet Somewhere in the House

Open a hot water tap (a tub faucet works great) and leave it open throughout the flush. This prevents a vacuum from forming and allows the tank to drain freely.

Open the Drain Valve and Flush

Open the drain valve and let the tank empty. The water coming out may be discolored or carry sandy sediment — this is normal and exactly what you're removing. Once the water runs clear, close the drain valve.

Tip: For heavy buildup, turn the cold water supply back on briefly while the drain valve is open to "power flush" the sediment out.

Refill the Tank

Close the drain valve, disconnect the hose, and fully open the cold water supply valve. Keep that hot water faucet open — once water flows steadily from it (no more air sputtering), the tank is full.

Restore Power and Check for Leaks

For gas units, turn the thermostat back to your desired temperature (120°F is standard). For electric, flip the breaker back on. Close the hot water tap and inspect the drain valve for any drips. Allow 30–60 minutes for the water to fully reheat.

Tip: While you're at it, check the T&P (temperature & pressure) relief valve — lift the lever briefly to confirm it's not seized. If water doesn't flow and stop cleanly, it may need replacement.
